ECONOMIC REPORT: New home sales set record in May; Sales surge 14.8%, largest amount since April 1993

WASHINGTON (CBS.MW) - Rumors of the death of the housing industry have been greatly exaggerated.

Sales of new homes climbed to a new record high in May, the Commerce Department estimated Thursday. The increase comes after a sharp decline in April had some economists thinking that higher interest rates were already cooling the housing market.

Sales of new homes in the United States rose 14.8 percent in May to a record seasonally adjusted annualized rate of 1.37 million. This is the biggest gain in home sales since April 1993.

The increase was much larger than expected. Economists surveyed by CBS MarketWatch were expecting a sales rate of about 1.12 million in May.

The drop in April new home sales was less severe than originally estimated. Sales in April fell 7.9 percent to 1.19 million units, compared with the initial estimate of an 11.8 percent decline to 1.09 million.

The number of new homes for sale on the market fell about 0.5 percent to 372,000, representing 3.3-months of sales at the May pace. This is down from a 3.9 months supply in April.

New-home sales surged in the Northeast and the South.

Sales rose about 53.2 percent in the Northeast to 121,000. This is the biggest gain since March 2003.

Sales rose about 20.3 percent in the South to a record 663,000, the biggest gain since July 1995.

Sales rose modestly in the West and were unchanged in the Midwest.

The monthly figures are subject to revisions and to large sampling and other statistical errors. The government cautions that it can take five months for a trend in home sales to be established.

The median sales price rose 1.5 percent year-over-year to $198,400.
